Location: Blanchardstown, Dublin (with project sites within a 45-minute radius) Client: Self-Delivery Residential Developer Contractor Salary: Competitive, DOE (Happy To Discuss On A Call) Order Book: €472M for 2024-2026 (€160M/year) Experience: 7-10+ years in Quantity Surveying and Commercial Management Role Overview: This role will manage the commercial aspects of multiple residential projects (Housing & Apartments) from inception to final account negotiations, ensuring financial and operational success. The Commercial Manager will work closely with the operations team to optimize delivery and support junior surveyors. Key Responsibilities: Oversee commercial management for several projects, including cost reporting and final account settlements. Manage cash flow, drawdowns, and financial reporting with the finance team. Mentor junior staff and offer guidance to the wider project team. Identify and mitigate risks, manage procurement, and liaise with subcontractors. Prepare accurate monthly Cost Value Reports for senior leadership. Handle bank monitoring, cost control, and project budgeting. Requirements: Strong commercial background in main contracting or developer self-delivery. Experience on residential projects with a contractor or developer. Knowledge of construction processes, strong negotiation skills, and contract understanding. Experience mentoring junior staff.
