Job Description

Lead and manage the Estates team, overseeing the safe, efficient, and effective operation of all Estates services across the Sport Ireland Campus, ensuring a high-quality environment for customers, visitors, and staff. The post holder will act as a deputy for the Estates & Facilities Manager, taking responsibility for all relevant duties related to Estates & Support Services. The role includes managing building fabric maintenance, mechanical and electrical engineering services, energy management, fire safety, water safety, emergency procedures, and capital projects, ensuring statutory compliance, financial management, and the overall delivery of value-driven, cost-effective services.

  • Lead and manage the Estates team, including engineers, maintenance staff, and contractors.
  • Provide leadership in the operation, maintenance, and development of the Estates service.
  • Act as a deputy to the Estates & Facilities Manager, taking responsibility for relevant duties.
  • Foster a culture of continuous improvement, ensuring best practices are applied across all areas.
  • Oversee building fabric, mechanical and electrical engineering, and fire safety services.
  • Manage energy and utilities, water safety, emergency procedures, and critical plant operations.
  • Ensure the operation and maintenance of Building Management Systems (BMS), SCADA systems, and the Heat and Power Plant.
  • Develop and implement maintenance strategies that comply with statutory and mandatory requirements.
  • Lead the annual condition survey and reduce backlog maintenance by managing the CAFAM system.
  • Support capital and refurbishment projects, ensuring timely and budget-compliant delivery.
  • Provide professional engineering advice to support project management teams.
  • Develop and implement short- and long-term maintenance programs aligned with the Estates Strategy.
  • Ensure adherence to campus Risk Management policies, maintaining a detailed risk register.
  • Apply Root Cause Analysis to maintenance and repair activities and implement a Reliability Centred Maintenance strategy.
  • Ensure compliance with all statutory requirements and corporate governance related to Estates services.
  • Manage the Estates Services budget, ensuring effective resource allocation and cost control.
  • Monitor external contracts, ensuring service delivery meets benchmarks and performance indicators.
  • Certify invoices for works and services, and provide cost estimates for maintenance, refurbishment, and project works.
  • Ensure all work is carried out in compliance with Health and Safety legislation, campus policies, and industry best practices.
  • Implement Safe Systems of Work and ensure the team complies with Permit to Work procedures.
  • Manage emergency backup systems (standby generators, UPS), ensuring operational readiness.
  • Collaborate with internal and external stakeholders, ensuring service delivery meets client expectations.
  • Attend meetings with clients, operational managers, and external agencies to provide advice and resolve issues.
  • Lead Estates Maintenance User Group meetings to ensure alignment with service delivery goals.
  • Develop and manage the team's annual training plan, ensuring professional development and succession planning.
  • Conduct performance appraisals, support career development, and promote continuous improvement.
  • Ensure adherence to Health and Safety standards and maintain staff discipline.
Key Requirements:
  • Degree in Engineering/Science or equivalent experience.
  • Minimum six years experience in a similar role.
  • Experience working with CMMS platforms.
  • Proven experience in estates management or a similar role.
  • Strong technical knowledge of building fabric maintenance, mechanical and electrical systems, water services and fire safety.
  • Experience in managing large teams, including direct reports and external contractors.
  • Excellent understanding of risk management, compliance, and statutory requirements.
  • Strong financial management skills, including budgeting and cost control.
  • Excellent communication and leadership skills.
