Facilities Technician Job Description

The Facilities Technician performs repairs and maintenance in plant or office facilities.

Key Responsibilities:

  1. Perform all routine and non-routine work orders focusing on complex employee moves, office setups, and changes for meetings, events, and conferences with high customer satisfaction.
  2. Perform general repairs and maintenance in carpentry, plumbing, painting, electrical systems, with the ability to perform complex repairs in two or more specialties.
  3. Conduct routine, periodic, or special inspections as required by the validated electronic PM system while carrying out repair and maintenance work necessary to prevent breakdowns of facilities, machinery, and equipment.
  4. Monitor and adjust building automation systems to optimize efficiency and energy savings while ensuring compliance with internal Quality documents and procedures.
  5. Inspect and report issues noticed in interior and exterior spaces, including landscape.
  6. Perform daily facilities PM (preventative maintenance) including production facility environmental support systems.
  7. Obtain quotes and initiate purchase requests for maintenance and renovation work.
  8. Perform predictive maintenance inspection of critical facilities systems to detect abnormalities and prevent premature system failures.
  9. Monitor inventory levels and reorder to replenish supplies.
  10. Analyze predictive inspection data of critical facilities systems to determine predictive maintenance actions.
  11. Review and analyze unplanned maintenance of facilities systems for root causes and implement corrective and preventive actions for improvement.
  12. Train, coach, and guide lower-level employees.
  13. May oversee and advise contractors in general maintenance.
  14. Monitor security of facilities and grounds including cameras, doors, and badge access.
  15. May be the primary contact in the absence of management.
  16. On-time arrival to work, regular attendance, and working a full 8-hour or longer work period.
  17. Other incidental duties.

Education and Experience:

H.S. Diploma or equivalent. 6 years of previous related experience with working knowledge in two or more of the related fields including plumbing, electrical, carpentry, and painting.

Additional Skills:

  1. In-depth knowledge and experience in HVAC systems, electrical systems, and compressed air systems.
  2. Good verbal and written communication and interpersonal skills.
  3. Able to read, comprehend, speak, and write English.
  4. Full knowledge of routine preventive maintenance including carpentry, plumbing, painting, and lighting repair.
  5. Ability to use hand and power tools.
  6. Ability to read and understand blueprints, sketches, layouts, wiring diagrams, drawings, and specifications.
  7. Ability to identify problems and relevant issues in complex situations and propose solutions.
  8. Knowledge of and adherence to Edwards Environmental Health and Safety and Quality guidelines.
  9. Strict attention to detail.
  10. Must be able to work with other departments including formulating work instructions and providing guidance and training to lower-level employees.
  11. Adhere to all company rules and requirements (e.g., pandemic protocols, Environmental Health & Safety rules).
